key points:

1. Owner–Contractor Agreement

To ensure clarity and avoid disputes during construction, we recommend the following clauses be added or clarified in the contract:

  • Design Revisions & Changes

    • Define the process for implementing design changes during construction.

    • Clearly state:

      • Who is authorized to make changes.

      • When changes can be discussed and approved (preferably during coordinated site or office meetings).

      • How the impact of changes on cost and timeline will be assessed and communicated.

  • Dispute Resolution & Termination

    • Include a clear clause outlining the process for dispute resolution and conditions for contract termination, if required.

  • Workmanship & Material Quality

    • Outline penalties and corrective procedures for poor or incorrect workmanship.

    • Specify:

      • Who reviews and approves brands/makes for key materials (steel, masonry, concrete, etc.).

      • The process for approving substitutions if any deviations are proposed.

  • Retention Clause

    • Include a retention amount (typically 5–10%) to be held until the end of the defect liability period. This ensures post-construction issues are addressed.

  • Cost Escalation

    • While basic rates are included, the contract should define:

      • How inflation-linked cost escalations will be handled.

      • The notice period required before clients are informed of rate changes.

2. Interior Design & Layout Coordination @Tall Storeys Projects 

  • Material Preferences:

    • Marble flooring to be used throughout the flat as per C+S’s preference.

  • Room Configuration:

    • Arnav’s room will be located next to the master bedroom (near the lift).

    • The bar unit will be similar in size and scale to Dr. Ranga Nayak’s.

  • Layout Planning:

    • Begin work on detailed layout options that affect architectural elements:

      • Bathroom and kitchen configurations

      • Any proposed changes to room layouts

  • Time-Sensitive Coordination:

    • The location of the internal terrace stair and powder room must be finalized at the earliest.

      • This needs coordination with the Archemy team and integration into site drawings.

  • Kick-off Coordination Call:

    • Dr. Charit will arrange a virtual meeting with C+S, Tall Storeys, and Archemy to align on design intent and initiate architecture–interior coordination.
